Policy & Procedure

Thank you for choosing to stay with us at Modern Cave Boutique Homestay. Below are house rules and procedures; read them carefully. As our guests, by reading and signing your registration card at check-in or by booking a reservation on our website, you are agreeing to abide by our house policies and procedures.


Check-in time is any time after 2 PM (not guaranteed due to high volume of occupancy). If you arrive earlier then we will be pleased to store your luggage until your room is ready. Guests will be required to present a valid credit/debit card upon check-in along with a valid form of identification. Modern Cave Boutique Stay will make every effort to honor special requests (such as a specific floor or room number, adjoining rooms, crib, etc. If available) upon your arrival. However, the availability of these items cannot be guaranteed in advance. The hotel reserves all rights to refuse service to any guests of the hotel who do not follow or comply with hotel policies.


Check-out is until 12 PM. If you require a later check-out, please contact us before 10 am on the day of departure, and we will do our best to accommodate your request. A charge may apply, depending on availability. A surcharge of RM 45 on the daily rate will be imposed if checkout is extended till 6.00pm. Extension of stay beyond 6.00pm is subject to a full day's room charge. Other miscellaneous charges such as dry cleaning, laundry, dining-in, food delivery or any other incidental cost not included in the above accommodation charges, will be separately charged. All invoice for miscellaneous charges are to be settled upon checkout.


If you choose to pay with cash, you will be required to pay the full amount of the room, including taxes (if applicable) and fees upfront.

A security deposit of MYR 100 per room check ins and (MYR 50 min – MYR 150 max) per dormitory bed is required upon check-in for charges or damages during the stay and will be refunded upon departure. (Note: deposit is refundable upon departure after full settlement of outstanding amount due.)

  1. Peak surcharge applies on eve/public holiday and school holidays in Malaysia and Singapore.
  2. Weekend rates apply for school holiday (Malaysia and Singapore) if it falls on weekdays.
  3. Prices shown are in Ringgit Malaysia (RM).


All pets are prohibited on property (a fine of $250.00 will be applied to the bill if a pet is discovered). “Service animals” are allowed with proper documentation.


All room reservations have a 48-hour cancellation policy unless otherwise noted. Any changes on packages or rates to your reservation must be done 48 hours prior to your arrival date. Reservations that are not canceled within 48 hours are subject to a charge of one night's stay plus tax.


Smoking is prohibited in all public areas of the hotel and in all “non-smoking” rooms, guests will be charged a cleaning fee of MYR 100 for smoking in each guest rooms and each dormitory rooms.


Guests must be 21 years or older to check in without a parent or legal guardian.

CHILDREN POLICY (This policy is only necessary if you have charges for additional guests)

Up to 4 children under the age of 17 stay free in same room as parents or legal guardian.


If you choose to take advantage of any promotions offered through the hotel, please follow all restrictions associated with each offer. Management reserves the right to change or cancel all promotions.


Modern Cave enforces a NO IN-ROOM PARTY POLICY to ensure we can protect the premise and our guests at all times. In the event of a disturbance one warning will be given to reduce noise. If this warning is not followed, the guest will forfeit all fees and must leave the hotel immediately. No parties are allowed without management approval. We are a quiet establishment. If we can hear you outside of your room, that is a "party". We will nicely ask you to be quiet once. The second time, you will be removed, no refunds. We value our guest's right to a quiet stay above all else.

Child and extra bed policy

Infant 0-1 year(s) Stay for free if using existing bedding. Note, if you need a cot there may be an extra charge.
Children 2-11 year(s) Stay for free if using existing bedding.

When booking more than 5 rooms, different policies and additional supplements may apply.

  1. Rates are subject to change without prior notice.

All customers are deemed to have read and understood the booking terms and conditions and room rates and agree to it before making a booking.

  1. All bookings must be made minimum 3 working days in advance prior to the check-in date and must be on prepayment and guaranteed basis.
  2. Prepayment can be made by (Banking-In) telegraphic transfer or by credit card (VISA, Mastercard, Debit Card).
  3. For any amendment or adjustment made must be done before 3 working days prior to the check-in date.
  4. Any cancellation before 3 working days prior to arrival required a 5% handling fee of total amount collected.
  5. Any cancellation within 3 working days prior to arrival or no show on arrival date will incur a 1 night's room charge.
  6. Payment made via credit card or direct bank in, a check-in voucher and a payment receipt showing booking details will be emailed or faxed to guest for easy reference.


Full refund 1 day prior to arrival, except fees

One day before check in
Cancellation must be made 24 hours before check in. For example, if the check in time is 2pm local time, you need to cancel the reservation at or before 2pm of the previous day.

During the stay
If the guest decides not to complete his full reservation, an official cancellation has to be made 24 hours before the new check out time to get a full refund on the remaining nights

Within 24 hours of check in
If the guest cancels less than 24 hours before check in, the first night is non-refundable

Guests can make themselves a local coffee or tea any time at our Pantry, where hot water dispenser and local coffee/tea bags are provided. Guests are free to enjoin their bought meals at our Dining Area. 


Please note that only a light breakfast is included in the room rate. All other meals will incur an additional cost. Meals and any additional payment should be arranged directly with your host.


House Rules

SMOKING and PETS are not allowed. 
NO FOOD Consuming in the room. 
NO SHOES or SLIPPERS in the house. Please use the slippers provided at your convenience.


  1. We will not be responsible for any injury, illness, death, loss (for example loss of enjoyment), damage, expense, cost or other sum or claim of any description whatsoever which results from any of the following: 
    i) The fault of the person(s) affected or any member(s) of his/her party or 
    ii) The fault of a third party not connected with the provision of your placement which we could not have predicted or avoided or 
    iii) An event of circumstance which we or the supplier of the service(s) in question could not have predicted or avoided even after taking all reasonable care 
    iv) The fault of anyone who is not carrying out work for us (generally or in particular) at the time.


7.1 In the unlikely event that Modern Cave does not, for any reason, have the required number and types of rooms available as per the Booking, Modern Cave reserves the right to relocate the Client to an alternative hotel of a similar standard in the same locality. The extra and reasonable accommodation expenses incurred for equivalent accommodation (for the first night only) shall at Modern Cave’s discretion, which will normally be exercised in favour of the Client, be borne by Modern Cave. The acceptance of this obligation (which will not release the Client of the obligation to pay Modern Cave the relevant Charges) shall be in lieu of all other liabilities or obligations, which are hereby expressly excluded.

8. Right of Refusal

8.1 Modern Cave reserves the right to refuse a guest entry and accommodation if, on arrival, management reasonably considers that the guest is under the influence of drink or drugs, is unsuitably dressed or is behaving in a threatening, abusive or otherwise unacceptable manner.

9. Disturbance
9.1 Modern Cave reserves the right to require a guest to leave if he/she is causing a disturbance, annoying other guests or Hotel staff or is behaving in an unacceptable manner.

12. Losses, Liabilities etc.
12.1 Guests must report any loss of or damage to their property immediately on discovery to the premise’s Lost Property, Security or other appropriate staff members, and shall make themselves available to assist with any reports made by the homestay to the police.
12.2 Property that is left behind in the guest rooms will be kept for 3 weeks. All unassigned property will be forwarded to a charity or disposed of depending value. If we send articles back to the customer, we will charge a postage and packaging fee to the credit card on file.
12.3 Guests shall not enter areas of the Homestay which are indicated as being closed to the public. The Homestay shall not be responsible for death, personal injury or loss or damage to property suffered by a guest in such areas.
12.4 The Homestay shall not be liable to a guest for any loss or damage to property caused by the misconduct or Negligence of a guest or an Act of God, or where the guest remains in exclusive charge of the property concerned.
